Rebating Commision - Real Estate Forums

Hello Everyone,

While I am not yet licensed, but will be soon... I wanted to ask a question and talk about something I have noticed online here in Dallas TX.

Every day, on craigslist.org as well as some real estate agent websites I noticed that there are real estate agents rebating 50% of their commission to the home buyer in a real estate transaction. In some cases I found someone offering up to 75% of their commission to a home buyer! There are also HUGE rebates for home sellers too.

I check with TREC and it seems that this is legal in Texas.

But have times become so tough that one has to bribe and offer their compensation to someone in order to obtain a client?

Seems desperate to me. If I was buying a home, I really would not care about the rebate as much as I would care about a real estate agent finding the type of home I WANT in an area where I want to live. If they have to spend extra hours doing the work necessary to find the home I want then they deserve their compensation as far as I am concerned. Not to mention all of the gas and time an agent has to spend driving me around to look at homes and deal with other issues.

So whats up with this rebating stuff? Is this the new norm and way agents will attract clients? Is this what it has now come too?
